Property Letting
SCK Group's highest priority is to ensure your investment property is occupied at all times. All investment properties under our control are treated with the same priority. We have our own in house experienced letting team whose focus is to ensure the properties are occupied at all times. Our team will
- Advertise your property in the most appropriate way
- Interview and select suitable tenants
- Tenant references will be requested and checked for financial reliability
- Record contents inventory & lease preparation
- Recording of all utility readings
- Agree a tenant code of conduct
- Co-ordination of deposit & advance rent, standing orders, key holders, alarms, contact details, etc.
Property Management
SCK Group clearly appreciate the importance of maintaining all the properties under their control in peak condition at all times. We take full responsibility for all maintenance emergencies which may arise. With our own in house maintenance team, who are on call 24 hours a day, we will attend to any maintenance issues which may arise. Our focus is to provide peace of mind for you the investor. We will
- Remain the direct contact for the tenants at all times
- Resolve all maintenance issues
- Offer 24 hours / 7 days emergency maintenance response
- Provide property inspections 3 times a year & content inventory checked
- You as the investor/owner will be informed of issues arising where appropriate
Rent Monitoring
SCK Group will establish on your behalf a dedicated bank rental account. SCK Group will have viewing access only to this account to monitor the monthly rental payments. The company have a member of staff dedicated to monitoring these rental accounts on a daily basis. We will
- Establish the bank rental account
- Monitor payments to this account on the day following payment due date
- Follow up and pursue tenants where payment not received
- Take action where necessary for failure to meet rental commitments
Fitting out Properties
SCK Group are committed to providing high quality furniture and fittings in all their clients investment properties. This approach has resulted in excellent relationships with the tenants who occupy these properties. SCK Group provide
- Our own in house specialist in the purchasing and design of all interior fittings and products
- We supply all electrical appliances, household furniture, curtains, floor covering as well as the complete kitchenware range of products.
- Properties are inspected 3 times a year to ensure the standards are maintained

Tenants and the PRTB
The Private Residential Tenancies Board (PRTB) was established in September 2004 to resolve disputes between landlords and tenants, operate a national tenancy registration system and provide information and policy advice on the private rented sector. The PRTB dispute resolution service replaces the courts in relation to the majority of landlord and tenant disputes. For more information visit www.prtb.ie
The SCK Group fully supports the PRTB and their objectives. We will ensure, that all investment properties under our control are registered with the PRTB. The benefits that arise from being registered are for both the landlord and the tenant. Failure to register with the PRTB will result in a fine and the landlord will be unable to claim any tax relief on that property.
The SCK Group will
- Complete on your behalf the required form PRTB1.
- Ensure all tenants are aware that you are registered
- Complete the form PRTB1 on each occasion that a new tenant occupies your premises.
- Pay the PRTB €70.00 on each occasion and invoice you, the landlord, in return.
